Duplex Design

// Duplex Housing means development consisting of a building that contains two principal Dwellings, with one of those Dwellings placed over the other in whole or in part. Each principal Dwelling has separate and individual access, not necessarily directly to ground level. //

When most hear duplex, they think of a semi-detached. This a very common misconception within the Edmonton market.

 

The duplex does tend to be a rare request but is not unheard of. These homes are great if you're building an income property. No need for a double-wide lot if you can build two units in the space of one house!

Semi-Detached

Design

// Semi-detached Housing means development consisting of a building that contains two principal Dwellings joined in whole or in part at the side or rear with neither of those Dwellings being placed over another in whole or in part. Each principal Dwelling has separate, individual, and direct access to ground level. //

A Semi-Detached is what most people are referring to when they say duplex. This is a 2 unit residential building with a dividing wall in the middle.

​

Did you know that the city of Edmonton is now allowing basement suites to be built into semi-detached housing? That means that you can still have an income property even if you share a wall with your neighbor.

3-4 Plex Design

// Also known as row housing. This building contains 3 or 4 principal Dwellings joined in whole or in part at the side or rear. Each principal Dwelling has separate, individual, and direct access to ground level. //

​

3-4 plexes are very much like a Semi-Detached, but with 3-4 units total.

 

When it comes to our qualifications as Architectural Technologists, 4 plex's are as big as we can design for you, without involving an architect.
